Why do building projects often fail to meet customer’s expectations?

Two main reasons, both lying squarely at the door of the building firm:

Firstly, there is the communication issue. We come across this all the time, where the mind of the customer and builder, haven’t quite met over the specification. The customer tells the builder that he thought that the tiles were going to be from the top of the bath to ceiling and the builder says, that he agreed to half tiles from the top of the bath. You know what comes next; the builder tells you that it is going to cost you more! Customers, in our experience, do not like this kind of surprise; it comes across as poor practice at best, potential deception at worst.

Secondly, and we do not really like this word associated with our business, but it must be said; cowboys! Unfortunately, unlike so many other professions and business, there is no statutory Ombudsman scheme. If there were, we would be the first to sign on.

Our aim is to alleviate your natural concern that the job will not be completed correctly.

Our surveyor will visit you at your property to discuss your requirements, and make recommendations where necessary.

A full specification of the work will be drawn up and submitted for your approval; this is the essential ingredient. The specification will contain, what is to be done, how it is to be done and the materials to be used. Any changes that you feel are necessary can be accommodated where possible, until we reach a final specification. You will be given a written copy of this document.

The specification will then be priced by us and agreed by you.

Once started, the project management services team is on hand to ensure effective management throughout the “project life cycle”; start to finish.

Each stage of the job is signed off by us and where external contractor expertise is required, it is agreed in our commissioning terms and conditions that a contractor is only paid, when NPM Ltd is satisfied that the work has been completed to our high standards.

We will ask you for stage payment as the job progresses, and only when the job is complete and signed off, will the final balance be requested.
